Penetrating Damp

Penetrating damp can be from something as common as driving rain travelling through defective pointing, leaking gutters pouring down your walls, defective adjoining roof coverings, defective seals to windows or doors and high ground levels.

We can deal with Penetrating damp in different ways depending on the cause of the problem, if the damp is penetrating below your DPC (damp proof course) it is usually dealt with by tanking the walls. Penetrating damp can be particularly problematic when caused by high ground levels  where the dampness travels through the wall from the earth that is stacked against it (see picture)

The effects of penetrating damp can be seen at all levels of a wall and will not necessarily start from the bottom of the wall like rising damp.

Effects of penetrating damp

Often the causes of penetrating damp are easy to see if you go outside the property and look at the extern of the affected area, you can often see what is causing the problem. It can be helpful to do this either when it is raining, or just after, so you can see things such as leaking gutters, defective rainwater goods and defective roof areas. It is often a simple roofing/guttering repair to stop the damp penetration but a more specialist repair to correct the plaster or internal timbers which may heave been affected by the penetrating damp carrying moisture and salts through the wall.  It is quite normal for condensation and black spot mould to form on the internal area affected by the penetrating damp, this is because the internal wall surface will be cooler than other walls in your property (damp masonry conducts cold through the wall more efficiently) The moisture in the masonry lowers it's temperature and creates a low temperature area (dew point) for the moisture contained within the internal air. This can create ideal conditions for black spot mould, mildew etc on the internal surface of the wall.

Treatment of penetrating damp

Penetrating damp can be treated by eliminating the source of the problem, fix leaking gutters, repair defective roofs or in the case of porous surfaces on masonry Aquaban can be applied, this is a microporous external wall coating which is clear to look at and prevents the passage of external moisture being absorbed into brickwork or masonry. The microporous qualities of this coating still allow the walls to breathe and moisture can pass through and evaporate away unlike storm shield type paints which can trap moisture in the wall preventing any evaporation and worsening problems
