Penetrating Damp

Penetrating damp can be from something as common as driving rain travelling through defective pointing or leaking gutters, defective adjoining roof coverings, defective seals to windows or doors, high ground levels.

Penetrating damp can be dealt with in different ways depending on the cause of the problem, if the damp is penetrating below your DPC (damp proof course) it is usually dealt with by tanking the walls. Penetrating damp can be caused by high ground levels  where the dampness travels through the wall from the earth that is
stacked against it (see picture)

The effects of penetrating damp can be seen at all levels of a wall and will not necessarily start from the bottom of the wall like rising damp.

Often the causes of penetrating damp are easy to see if you go outside the property and look at the affected area you can see what is causing the problem. It is sometimes helpful to do this when it is raining so you can see things such as leaking gutters, defective rainwater goods and defective roof areas. It is often a simple roofing repair to stop the damp penetration but a more specialist repair to correct the plaster or internal timbers which heve been affected by the penetrating damp carrying moisture through the wall.  It is quite normal for condensation to form on the internal area affected by the penetrating damp, this is because the internal wall surface will be cooler than the other walls in your property (dampness conducts cold through the wall more efficiently) and therefore has a low dewpoint for the moisture contained within the internal air. This can lead to black spot mould, mildew etc on the internal surface of the wall.
